The applicant wants to sell sheds on the property next to the old Flotilla Restaurant.
Gabriel (Gabe) Byers and Kerry Dukett presented to the board with background information on their project. Gabe and Kerry started a nonprofit called The Willow Creek Foundation. Their intended goal is to raise money for volunteer firefighters. The 10% profit of these buildings that they would be getting from Henry Swartzentruber will be going to find a turnout gear and essential PPE for our volunteer men and women in the volunteer services.
Panzone asked who owns the property. Gabe said he leases from David Leach and then Gabe subleases to John Kelly who is the owner and operator of Systems Development Group. Gabe said that the people coming to look at the sheds on the property will not have access to the building. Gabe also said that most likely the sheds will be locked to keep out unwanted activity. Gabe and the Planning Board also reviewed lighting, security, parking, signage and sign design, layout of the sheds, number and size of sheds.
Ken would like a copy of the lease agreement. Panzone advised that if Gabe intends to make other use of the building, to come back before the board to let the board know what is being done.
Paul made a motion to approve the project. Kathy seconded. All approved.
For the sign permit, Joe made a motion to approve, Bill seconded. All approved.
- Center State Propane

Ken told the board that he and Dave went to Center State Propane and met with the new guy, Mike Feriollo, that took the place of Pete Miller. The current site plan was reviewed, and overlays were created showing the current use in each area and the proposed use for each area. Ken and Mike both signed and dated the overlays and Ken has now brought them to the Planning Board to review. In addition, the permit fee has now been paid.
So by virtue of the fact that Center State has paid the fee of $450 to get their permit, following the meeting with Dave and Ken, and making the changes on the supplement that the board has now reviewed, that it appears that Center State is on board and is requesting a final approval of this plan based on this supplement. With that in mind Panzone suggested the board move forward and entertain a motion to approve Center State’s plan, including the supplement that has been presented. Joe Samson made a motion to approve the plan, Spencer seconded. All approved.
- At this time Panzone addressed the board and guests regarding changes to members of the board. Dave Constable will be leaving the Planning board as his term is over, but he will continue to be the town’s BSI. Spencer Farr will be moving up from alternate to full board member.}

Carson Styles from The Broadway Group presented to the board 6 sets full size drawings as well as several half size drawings for the board to review.
The plans will be sent out for SEQR review and a Public hearing will be scheduled for February 19th.
